1: When someone leaves their area, many are undecided about where they want to live, they've heard things about an area or knew somebody that moved there, and they thought about moving themselves. Someone who really wants a house in an area badly enough doesn't need a newly built house in a neighborhood that wasn't there 20 years ago, they're going to look for one anywhere they can find one, even if they have to dig a little bit deeper to find one. All developers really do is clear cut everything to make things quicker and easier for themselves and the people moving in from out of state, or out of town.
